The Express Valuation (Tasación Exprés) is an estimated value report with no inspection, based on real comparables in your area, reviewed and signed by me. It is not an official valuation. You pay by card or Bizum, the Spanish instant payment app, and the invoice arrives straight away.

TB Tasaciones exists to answer the questions I hear every week. After more than 10 years valuing property in the Balearic Islands, I have noticed something: most people need a valuation two or three times in their lives, when they buy (if they are lucky) and when they inherit. It is not an everyday thing, so it is natural to arrive with questions.
That is why I wanted to set out clearly what kinds of valuation exist and which one fits each case, with no middlemen, explained by the person who will actually value your property.
This is what sets me apart, and why law firms, notaries and private clients in the Balearics trust me with their valuations: real experience, not red tape.
No ties to banks or to valuation companies. The report reflects the property's real market value, not the figure that suits any institution.

The truth is I came to this trade by chance and through family. Two relatives of mine, who had no children, were valuers, and every summer I spent a fortnight's holiday with them. There, between conversations and properties, they explained what the job involved, the pros and the cons, and I liked it from the start: part office work, part visiting properties of every kind, and always meeting interesting people along the way.
With that clear in my mind from a young age, I trained as a building surveyor (Arquitectura Técnica) so I could do this for a living and work with them. And that is what happened. More than a decade later I still see in this job what hooked me then: no two days are alike, every property tells a different story, and behind every valuation there is a person with an important decision ahead.
The regulation (Orden ECO 805/2003) only requires a valuation to go through an approved valuation company in these four cases:
For private individuals, the only one that matters is the first: the mortgage valuation, the one that gives access to bank lending.
Inheritance, divorce, tax returns, private sales, expert reports for court… none of these is required by law to go through an approved valuation company.
What happens when it is done that way anyway? The process gets needlessly complicated: the company asks for extra documents that add nothing for your purpose, and the report costs more because more firms are involved. All for work that, in practice, is done by the same professional: the architect or building surveyor who inspects the property and writes the report. The valuation company simply reviews it.
For all these non-regulated purposes I recommend working directly with a registered professional, an architect or building surveyor, who values property day in, day out. You will have an equally rigorous report, dealing directly with the valuer, in less time and at a more reasonable price.

Yes. An expert report signed by a registered building surveyor (Arquitecto Técnico) is fully valid before notaries, the tax office (Hacienda) and the courts. For these purposes you do not need a valuation company approved by the Bank of Spain: that is only required for mortgage valuations.
Normally 5 to 7 working days from the inspection. If it is urgent I can shorten that: tell me when you get in touch and we will look at it. The delivery date is confirmed in writing when I accept the instruction.
The basics are a Land Registry extract (nota simple, the official summary of who owns the property and what charges it carries) and the property's cadastral reference. Plans or title deeds help too if you have them. Don't worry if you don't have everything: once you confirm the instruction I will tell you exactly what I need and obtain whatever I can myself.
